Do you need a real estate agent to sell your Lawrence KS home?

The short answer is no but you will likely sell for less.

The long answer is yes if you want to sell faster and for more money.

You might ask, why can't I just see what the Zestimate is for the house and try to sell it at that price?  With that question comes another more important question.  How accurate is a Zestimate?  Maybe this newsletter article I wrote on the Zestimate subject will help convince you how inaccurate a Zestimate is.  (Summary of the article is that the Zestimate was as much as $92,267 too low and $56,228 too high which is as much as 77.56% off.)

Therefore, if you tried to sell your house and relied on the Zestimate you could have lost 77.56% of your house's value in order to save a typical 6% commission that it would cost to list your house.

If you haven't got your mind made up already that you need a real estate professional to correctly price and sell your house, maybe you should ask how many for sale by owner sellers succeed in actually selling their house?  The last time I checked Lawrence KS FSBO (For Sale By Owner) sales were just under 5% of all house sales so it is more than 19 times more successful to use a professional real estate agent than it is to try to sell yourself.

You can definitely try to sell your house without a real estate agent if you are okay with all of the following:

  • FSBO properties stay on the market much longer than similar listed properties
  • FSBO buyers who trust a listed seller more than a FSBO seller are extremely rare
  • FSBO buyers want to save the same money you were hoping to save by trying to sell the house yourself
  • FSBO buyers are unknown to you and could be a safety issue for you and your family
  • FSBO sellers and FSBO buyers do not have all the forms needed to complete a transaction
  • FSBO transactions are more likely to end up in court than transactions with an agent
  • FSBO buyers are a very small percentage of all buyers as most buyers will only buy a listed property
  • FSBO sellers, to be successful,  will likely need to pay a buyer real estate agent their commission
  • FSBO sellers miss out on all the buyers who receive email alerts from their agent of new listings
  • FSBO sellers do not have access to all the advertising and marketing tools that agents successfully use
  • FSBO sellers will not have comparable sales updates which show market trends
  • FSBO sellers do not typically communicate well and do not typically follow up
  • FSBO sellers will not receive as much agent and buyer feedback as they would if listed
  • FSBO sellers tend to develop a "buyers will do it on my terms" attitude
  • FSBO sellers typically are not as available as agents are to show properties when buyers want to see them
  • FSBO sellers typically cannot be available to answer the phone when buyers call which loses buyers
  • FSBO sellers likely will not be able to get answers from buyers like agents can about pre-qualification
  • FSBO sellers learn that they do not get as much cooperation from buyer agents as they might think
  • FSBO sellers are emotionally attached to their home and so are quite often unable to negotiate a contract
  • FSBO sellers do not regularly work with buyers so they do not know buyer needs or wants
  • FSBO sellers do not know how to assist buyers with financing solutions
  • FSBO sellers do not know how to assist buyers with resolving complex issues that arise
  • FSBO sellers do not know how to resolve low appraisals
  • FSBO buyers require a lot of time that a FSBO seller may not have to give
  • FSBO sellers do not have qualifed, ready, willing and able buyers like real estate agents have
  • FSBO sellers are likely to take offense and are usually unable to receive criticism of their home
  • FSBO sellers quite often get depressed with buyers not showing up for their showing appointment
  • FSBO sellers do not have a team of loan officers, inspectors, title companies, and other affiliates needed
  • FSBO sellers miss a lot of issues in their home because they are used to them
  • FSBO sellers rarely can articulate "both" the pros and cons of their house
  • FSBO sellers do not realize there are costs involved in selling their own house
  • FSBO sellers only have their own expertise to rely on to make their house selling decisions
  • FSBO houses are "branded" as FSBO even after they are listed in the minds of buyers
  • FSBO sellers will fail more than 95% of the time

If you cannot accept all of the above then you should start off on the right foot by listing with a real estate professional and don't "try" to do it yourself.  There are more than 8,800 real estate agents in northeastern central Kansas.  Choose the one that you believe will best represent your interests to sell your house.
